Km Demonstrator

Having read the blurb, I'm a little confused because there is a statement that is slightly ambiguous:
"...will be able to build a Virtual Reality demonstrator or real time pilot for the new version of the cult dungeon exploration show."
Is it an either-or, or are both terms equivalent?
If the latter is true, could we expect to see a pilot episode being made - complete with Hugo Myatt? (In a similar vein to the TimeGate pilot, perhaps).
